But... listen... let's stop using the excuse of needing "more learning." 

You don't need ANOTHER COURSE!

You need to stop buying courses and you need to START MAKING OFFERS.

Let's be brutally honest with each other...  

You need to stop being a "professional student" who never takes any action.

So that's why Gavin and I decided to do this challenge... We want to challenge you to focus on what's most important... and that is talking to sellers & making offers.

(And actually... the secret sauce is how to get other people to talk to sellers and make offers for you... But we'll get you there soon. Baby steps... :)

This group challenge is all about ACCOUNTABILITY

We want to hold you (or your team) accountable to do the things you need to do in order to make offers.

Because we all know... your speed to income in this business is DIRECTLY PROPORTIONAL to the amount of offers you make.

(Read that last sentence again...)

So... in this accountability challenge, we want to challenge you talk to at least 5 sellers a day, and make 3 offers a day.

That's it... nothing less... nothing more...

If you think that's crazy, that's okay... you don't have to join us. We only want to work with those who KNOW it's possible... and we'll all grow our businesses together.

This group challenge is not about learning anything new... you already know what you need to know. (But we'll still help you fill in any of the missing pieces).

This challenge is about taking consistent action, and having Gavin and I in your corner to hold you accountable... every step of the way.

And... if you do get a deal under contract, you can partner with us on it, if you want.

So, this new "Offer Challenge" starts Monday, August 2nd.

This "accountability" group is going to be all about taking consistent, daily action in order to achieve the goal of 1) talking to 5 sellers, and 2) making 3 offers, every single day. This will, in turn, lead to more deals and more opportunity... we promise.

Week 1: SIMPLE Crash Course On Marketing, Talking To Sellers, Making Offers

For the first week, we're going to be sending you simple daily training videos each morning. This will be critical for those of you who do need a little more training so you can get to the point of making fast and easy offers

We'll be going over simple marketing, how to talk to sellers, how to make easy offers, the basic contracts to use, etc, etc. 

And you don't need to be a tech genius to do this stuff either.

This accountability group isn't about being on the phone a long time, talking to hundreds of sellers, and spending hours and hours analyzing deals. 

It's about making quick, decisive action on properties and getting simple offers out there. Yes, even in this market (maybe especially in this market).

So, in this first week, we're going to help make sure you're comfortable talking to sellers and making 3 simple offers every day

But, we're also going to be starting the accountability right away... and we want to see you talk to 5 sellers (or Realtors) and make 3 offers a day, even on day 1!

Don't worry... It's not going to be as hard as you think.

Talk to the seller/realtor, then make the offer.

As part of this challenge, it's important that you talk to the seller (or Realtor) first, then make an offer. This is especially important if you want to get your money back (more on that below). It's also important because... blind offers don't get accepted nearly as much as when you spend even just a few minutes on the phone with the seller, okay?

Weekly Accountability and Coaching.

Each week for four weeks we are going to be hopping on a Q&A call every week. You'll have multiple opportunities throughout this 4-week group to run a deal by us, or ask a question about an offer. 

In addition to the Q&A calls, you'll also have the private student Facebook group where you can go and ask each other questions, post your scorecard updates, and really help each other out. That's the beauty of the accountability.

I know... Yes, you read that right.... 

I have what's called a "Business Completion Challenge" and it's quite simple:

If you talk to 5 sellers and make 3 offers each weekday - or 15 offers per week for 4 weeks - we will give you your $500 back. That's it!

But... you have to prove to us that you are doing the work and taking action.

So... as we said, we'll have that scorecard for you to fill out. You have to show us that you called and talked to sellers and made them offers. You can fill the scorecard out weekly or daily, but you need to submit it at least weekly. 

We also want to see the offers that you're making from your CRM, whatever CRM that you're using.

"But Joe... why are you doing this?!"

Great question. Glad you asked... There are a couple of reasons. 

#1 - I'm hoping to do more deals. I know that if you join this challenge and take action and make offers... you're going to get some of those offers accepted. And if / when you get a deal under contract, maybe you can give it to me and Gavin, and we'll partner with you on the deal?!

Now, that doesn't mean we're going to do the rest of the deal for you. Okay? You still have to do the work. But if it's a good deal, we'll get on the phone and we'll coach you through the rest of the process. We'll coach you on how to get the buyer / tenant-buyer and close the deal.

We've got your back...

If you partner with us on a deal, we will also let you use our rolodex... mour buyers, our money partners, our tenant screening company, our credit repair company, our escrow company, etc, etc. 

You can rely on our experience and coaching, and we'll split the profits 50-50.

I am a 5 Sellers A Day Accountability Group Challenge student of Joe McCall. I must say it was a very rewarding experience. One thing that Joe talks about that is very important is to make an offer. You can take all the classes and fill out all the forms and make phone calls and talk to people but you are not going to make any money unless you get an offer out. So, we got 60 offers out and we had about 13 people respond. One person gave me a verbal commitment. I have money in place and we're waiting now for the written commitment. I'm going to follow up on another 13. Since the challenge is over, I must admit that I've relaxed a little bit, but I'm at least getting seven or eight offers out a week (just not 15 a week). But the main thing is to get offers out. You can't get a response and you can't talk to people and you can't negotiate if you don't get the offer out. So, thank you to Joe and Joe’s team for pushing me to do that. I feel I'm on my way to success.

I joined Joe McCall’s 5 Sellers A Day - Accountability Group Challenge for 30 days to help me get outside of my box. I struggled with getting three offers out a day during the week, but this really held me accountable for making sure I do it. Also, it helped me to understand my offers. I grew a lot of confidence in the numbers that I was presenting and getting my offers out because I actually had a lot more conversations on the back end to have discussions with the sellers. So, I'm still going through that process to close out those offers.
